The Greenhaven real estate market has seen some decent activity over the last 6 months. We saw an average of about 1.6 Greenhaven homes sell each month. Let’s take a look:

• Average Asking Price: $261,870
• Median Asking Price: $252,000
• Bedrooms and Bathrooms: 2-5 bedrooms and 3-4 bathrooms
• Finished Square Feet: 1,430 sf – 3,393 sf
• Total Square Feet: 2,151 sf – 3,467 sf

Comments: All homes, except one, are listed at under $300,000.  4 of the homes actively for sale are from the  Cottage series (up to about $230k), and the remaining 6 Greenhaven homes are from the Windchime series – to the North of the neighborhood (starting at about $250k).

Comments: The average home for sale in Greenhaven sells in about 5 months (151days) and gets about 98% of asking price. Four of the homes that sold since January of 2009 sold for $200,000 or less. In the full history of the Greenhaven real estate market, only 3 resale homes have sold for over $300,000. One in 2006, for $350k, one in 2007, for $303k and one in 2008, for $310k.
